Even the buyer's solicitor has a duty to protect the mortgage lender more than they have a duty to protect the buyer. This is why I founded my Buying Agent service to change that.

TERMS OF ENGAGEMENT

Exclusive representation (no two client briefs are the same)

No tie-in contract period

£1,500 inc. VAT retainer fee - This fee provides exclusivity for each client, meaning I will not take on another client with the same search criteria/brief, therefore securing my time, resources and fund allocation towards sourcing a property that may not even be on the market. This fee is deducted from your final bill upon completion.

Agreed success fee at exchange of contract of 1.5% (plus VAT)* of the purchase price.
*If the property is already on the market when introduced, you only pay if I negotiate a saving off the asking price. The fee is 30% (inc. VAT) of the savings off the asking price, payable upon exchange of contracts. If I cannot negotiate a saving, there is no fee to you.
The first step is an initial 30 min call, or zoom, to introduce the service and how I work. Once you are happy, we then set up a time to discuss your criteria and brief, including the budget, for your dream home.
