Many people often confuse buying agents with estate agents, but their roles are distinctly different. Estate agents represent the seller, aiming to achieve the best outcome, whether in terms of price or speed of sale, for their client. In contrast, a property buying agent works solely for the buyer, offering impartial advice and acting in the buyer's best interest before they commit to a purchase.


If a buyer is using a mortgage for their purchase, even their own solicitor is more obligated to protect the Lender's interests than those of the buyer.


A buying agent assists clients in identifying properties that meet their specific needs and preferences. This often includes access to off-market properties that are not publicly listed. Once the right property is discovered, the buying agent manages all negotiations to secure the best terms and price for their client.


They also coordinate with solicitors, surveyors, mortgage brokers, and other professionals to ensure a seamless transaction. In essence, a buying agent provides a tailored, comprehensive service that simplifies and enhances the entire purchasing process.


Just as a seller has an estate agent advocating for them, a buyer should have a buying agent on their side.
